HEAVY CIVIL COMPLEXITY REQUIRES ADAPTABLE ESTIMATING PLATFORM

Bryan Myers, the firm’s Regional Preconstruction Director, estimates that about 20% of the firm’s projects fall in the heavy civil and industrial construction sector. Heavy civil projects range from hydroelectric dams to roadways and wastewater treatment plants, each requiring different estimating approaches. Unlike most commercial sectors with standardized bid formats, heavy civil clients often require highly customized pricing structures and deliverables. “In the commercial and healthcare world, it's a bit more consistent across different clients,” Myers says. “But with a power company, we might have hundreds or thousands of bid items, and they want it broken up in different ways.”

Adding complexity is the high percentage of self-performed work on these projects, which requires detailed tracking of labor, equipment, and productivity. “When it comes to self-perform work, using and leveraging the resource databases for labor, equipment, and supplies becomes very critical,” says Myers. “You need a more detailed estimate to support those operations.” With such a diverse project mix, flexibility is crucial. If we didn’t have a stable and solid estimating platform, we wouldn’t be able to respond.”

With jobs that encompass a wide range of complexity, some estimates may be thousands of lines long and require multiple team members – but accuracy is always the priority. “It’s not about speed; it’s about getting the right number and feeling confident in the program,” Myers says. “Of course, we need efficiency for people not to pull their hair out if they're doing a 2,000 line estimate, but we need a certain level of detail. Estimators can build detailed logic into each estimate, which helps both client communication and internal planning. Each successful bid that moves into construction includes a "mirrored" version of the estimate – a working copy the operations team can use to test assumptions, update crew builds, and understand the logic behind the original bid.

“The mirrored version is basically a copy of the estimate for them to play in,” Myers explains. “They can change the crew build, look at what the labor rates were expected to be, look at productions at an even more detailed level. There’s not a lot of guessing – the planning helps them stay on pace from an execution standpoint.” The data generated in InEight Estimate is used throughout the project lifecycle, from bid creation through project execution and benchmarking. “We’ll take the actual construction data and convert it into a historic job cost in InEight Estimate,” says Myers. “We’ll leverage that when we’re doing the next bid to look at rates in future estimates based on actuals.”

“We currently have integrations with our financial accounting system and custom developed apps, but with the transition to the cloud, it'll only get better from there,” Reeder says, “We expect to do a lot more with that integration once we migrate to that new version.” The team is also excited about leveraging tools like Bluebeam, making estimating and project planning even more connected.
